You want to buy a home, but you don’t have the best credit rating. Let’s face it, between the late payments, the multiple credit cards, and the over extended nature of your existing credit, your credit rating is bad.

A bad credit rating doesn’t mean you will not be able to get a mortgage. It does mean that you may have to adjust your desires to fit with in your means.

Getting a bad credit mortgage will mean doing more leg work. It is essential that you do your homework. This means that you should shop around – online, in person, and on the phone – to find a company that is not only willing to work with your bad credit rating, but a company that is able to understand your current situation.

Even a company that is sympathetic will not be inexpensive. A bad credit rating means a bad risk. A bad risk means higher interest rates. A higher interest rate means not only will it cost more in the long run, but you will not be able to get as much for your money.

In order to get a bad credit mortgage, you will probably have to scale down on your expectations. Because of the higher interest rates involved, you will not be able to borrow as much money as you would like. This will mean that the housing market will be smaller than would be other wise possible.

The most important thing to do is to take your time. Rushing into a bad credit mortgage can be a financial disaster. There are many unscrupulous companies just waiting for this situation so that they can take advantage. They charge the highest rates possible, and an uninformed consumer falls right into the trap.

Shopping around for a bad credit mortgage will guarantee you the lowest rates possible for your situation. It will give you time to test the housing market to see where your money be best spent. Most importantly, it will allow you to develop a budget that will break the cycle of spending that brought you to the place of bad credit in the first place.
