Housing market strengthens in South East

Hometrack has reported that house prices in England remained level in June, as in May, easing the annual rate of decline in values to 8.7%.

The housing intelligence firm suggests that a scarcity of homes for sale is propping up prices, with southern England experiencing the strongest market.

According to the research, the past six months have seen the volume of buyers rise by 36%, while the number of homes for sale increased by just 6.4%.

In London, demand has risen 52%, compared to a growth in supply of only 5.6%.

The trend pushed the average time a property spent on the market down to 9.4 weeks in June, from a high of over 12 weeks at the beginning of the year.

In addition, June saw the proportion of asking price achieved increased for the fourth month in a row, to 91%.

However, Hometrack notes that new buyer registrations were down slightly last month, compared to April and May, reflecting a seasonal trend.

On a regional basis the increase in demand over the past 6 months has not been uniform.

London and the South East have seen rises of 52% and 46% respectively compared to a 19% increase in Wales and a 20% rise in the North East.
