Asking prices up 0.6% after August dip

In its latest monthly round up, Rightmove.co.uk has revealed that the average asking price of a UK home increased 0.6% in September.

According to the property portal, the rise puts the average vendor’s ambitions at £223,996, up from £222,762 in August.

While September’s average asking price is 1.5% lower than this time last year, it has improved the 3.1% annual decline evident in August, when the market made a seasonal dip.

Unsold stock per estate agency branch fell to 69 in September, its lowest level since February 2008.

The figure is likely to fall further, as for every 10 properties coming off the market only eight new homes are being offered for sale.

Rightmove points out that in addition to sales, properties are being withdrawn from the market because of a lack of choice of homes to buy, and restricted access to mortgage finance.

The firm believes lenders are competing over cash-rich buyers in a market that disadvantages many would-be homeowners.

Commercial Director, Miles Shipside, says: “There are lots of positives but too few buyers can put down the 40% deposits that are needed in order to secure the best mortgage deals.”

He adds: “Finance greases the wheels of the property market, and it is anybody’s guess when we might see the necessary level of competitive funding return.”
