Official annual house price inflation hits 8.5%
House prices in England and Wales showed an 8.5% annual gain in April, the average value of a home having risen 0.2% on March, according to the Land Registry.
The figure reflects the highest annual change since September 2007 and takes the average house price to £165,596.
The North East experienced the greatest monthly rise in April, at 3.1%, and Yorkshire & The Humber the most significant monthly price fall with a movement of minus 2.2%.
Wales, the East and the North West were also in negative territory. House prices dropped 1.6%. 0.6% and 0.3% respectively, when compared with March.
However, all 10 regions of England and Wales showed price increases over the previous 12 months, with London leading the way at 14.8% and with an average house price of £341,487.
The Registry also reported that sales volumes averaged 53,137 per month from November 2009 to February 2010, compared with 32,089 a year earlier.
Finally, the number of properties in England and Wales that changed hands for over £1 million increased by 154% between February 2009 and February 2010, from 151 to 383.
