Has anyone had a good experience with investment properties? I have heard a lot of horror stories (about people overextending themselves with credit).

I think it's fair to say that market conditions are not currently optimal for investing in property.

I've had rental property (never again) and I currently own property in several areas....not so much as an investment per se, but as land that I may wish to build on one day. They have all increased in value...
