If you have no knowledge of the Polish property market, you absolutely shouldn't be looking to invest in it.

It's a basic mistake of property investors to think they can walk into any unknown market, push in some money, and make good retusn - but the fact remains that there are a lot of local variations and national variations, and frankly if you don;t have a clue about the markets you're investing in, you may as well just play the lottery more directly.

2c.

Yes, but it's one thing to be able to put something down to luck, rather than experience, in market conditions that are more forgiving. But those market conditions no longer exist - I have friends working in the overseas property market, and let's just say they are looking at a "correction". Outside the industry people keep chittering about property prices crashes. Whatever the reality, possibly not the best time to be expanding your BLT.

Yes Brian but those favarable conditions are currently avalible in Poland & spotting them conditions is not luck - or should i say any investment that does well can be 95% skill 5% luck + how long have some people been talking about property prices in the uk crashing -probably since 1 of my houses was worth 100 k & now 8 years later its worth 300k

Dmm,
First step is to learn the basic laws regarding property ownership in Poland. Check to see if there are any laws regarding foreign owners/investors.
