Real Estate Investment
Real Estate is one of those timeless investments where you can make a lot of money if you are able to get the right pieces of land, and the longer you can afford to hold the land the more likely it is to make money.
My question to all of you real estate speculators is what would you advise as a good entry way into real estate development for a novice? Is there any type of property you would recommend or a kind of location that might be the most beneficial for a neophyte?

I can't speak as a real estate investor - but from a general business perspective, research is probably going to be everything - the more you can familiarise yourself with a market, the more you can make some kind of calculated judgement on your investments.
I figure it's not unlike private or public investment in shares and equities - research your markets, spot the trends, and try and get in before the peak turns into a downturn.

I agree with Admin, it is a solid investment, but only if you've done the research and know your market.
A lot of people make the mistake of going without doing any real due dilligence.

Usually, you do a market research, try to check who are your prospective renters, is the place accessible? What about the price? How much can you have it rented, that can compete with the rent in the neighborhood? These types of questions are some of those that can be considered when deciding.

Quite right. Another peice of advice my mum also imparted to me is also bear in mind whether you may have problems selling in 5 years time - make sure the house and the area are both realtively well balanced.
My brother bought a nice house set among old RAF homes, but prospective buyers would rather go elsewhere than somewhere that looks like a council estate.
And last night I was looking online at a property with the water provided from a private bore hole - something I doubt will appeal to many buyers.

Real estate investment in our country is usually a profitable business considering that our place is small and lots are not that many to sell and space is not as wide as countries in America or Europe. In this case, our market is wide and the cost of lands are rising, it never falls so it is good to invest in real estate. In your case, it is different.

If you ar just buying land to resell, then you may have to be prepared to sit on it for awhile. It could take another five years or longer for you to resell it and make a descent profit. If you are referring to distressed properties. First try to get an idea of ehat you will be putting into it. Also, you may want to live in it while fixing it. You can then sell it for a higher rate than what you bought it for. Just make careful to adjust in all your costs first.

In real estate business, selling lands entails that you also have to be prepared to wait and have your investment 'sleep'. That is why, if you are going to buy one, make sure it is really a low price so that when you sell it, you can still profit, just sort of having an 'interest' on your investment.

yes, you also have to take into consideration if the area where you plan to buy a land at a low price is going to be developed in the future. in our country, feline, a lot of the real estate developments going on right now are in the south. but i have heard that ayala is going to make some real estate developments in the north. if i'm not mistaken, it's going to be this coming year.
