Question Understanding mortgages to let

Hello,

I've just finished reading Cashflow Quadrant and that is as much information on investing I have. I was intrigued about mortgaging to let. If you can buy something and lease it and get paid in rent more than you pay in mortgage, why doesn't the tenant just buy and mortgage instead?

Credit rating and available capital for starters - house prices have moved so far from the wage trend that people now need a big deposit to buy a property, which automatically excludes many. Then, lenders are very restrictive on how much they will lend, further compounding the problem.

Otherwise, yes, normally ownership makes sense.
